When an appropriate commercial property has been sourced and Heads Of Agreement signed and Due Diligence undertaken, Parkstone offers wholesale clients access to this investment via a ‘property syndicate’ which is a wholesale unregistered managed investment scheme.

This syndicate buys the property via a unit trust structure and investors contribute up to 35%-40% of the cash required to acquire the property and the balance is funded by bank facilities.

Purchasing a property this way provides investors with the benefit of Parkstone’s stakeholder networks enabling access to this scale of asset ownership which is either too costly for them to own individually or too challenging to access or source alone.

Details of the particular oportunity are contained in an Investment Memornadum which provide detailed specifics of the sourced property including costs, net returns, assumptions and risks involved.

Generally, income is payable to investors quarterly and depending on a variety of factors, the property may be sold after 5 years.
